I am hoping to get some ideas on what the issue might be with this car. I just purchased it from a Toyota dealership with 12,100 miles on it, Certified Pre-owned they said. One owner lease turn in.

I have driven it for about 600 miles now. The first tank was filled by the dealership and my husband immediately commented (he owns a 2104 xB) that the mileage range was low compared to what he gets (I think it was displaying 260 something miles left on a full tank from the dealership).
So we figured it was just not topped off all the way by the dealership. I have personally filled it up twice now and each tank is getting 258 miles. I sent a photo to the dealership showing the trip at 166 miles and the range left at 92. Right now on this tank it is at 219 miles driven per trip
and 39 miles left (gauge is halfway between 1/4 and E). Exactly 258 miles like last time. The manual says it has a 14 gallon tank and is 22/28 with 24 combined mpg. When I divide 258 by 14 gallons it is only 18.4 mpg.

Both the dealership and Toyota's 800# were no help at all. They had every dumb excuse for why but I am supposed to be getting a call from the service department at the dealership to set up a time to bring it in. I can't imagine what would be wrong with the car to cause this.
To top it off, the digital display is saying that I am averaging 26.7 mpg which sounds amazing. When I multiply that by 14 gallons it is 373 miles which is a lot more than what I am actually getting.

Any ideas on what is going on? My old 2004 Corolla with 140,000 was still averaging the mileage that it advertised when I bought the car new so I don't know why a practically new car is performing well below what they advertise.

First you need to calculate your mileage correctly. They way you are doing it does not work. You need to take the actual miles driven and divide it by the amount of gas you put in the tank to fill it up. I can guarantee you are not putting 14 gallons in the tank each time you fill it up unless you are driving with the warning light on for at least 60-80 miles or more. That and the car would be out of gas completely if you did run it that low. The range feature does not indicate the mileage until the tank is empty. It has a lot of fudge factor in it so that you don't accidentally run the tank dry.

Once you calculate it that way then you'll know what your actual mileage is. If you were only putting about 10 gallons in each time you filled it up then you actually are getting around 26 MPG. Try caluclating the mileage the correct way and then see what it comes out to.

Ive got a 2012 xB & have never crested over 20mpg. Im almost all city driving & usually get 17 mpg.

I do drive hard & that is some of the reason. But as Greg noted, the proper calculation is the no. of miles driven divided by the gallons pumped to full

Keep in mind, it is a 2.4L & is considered a large displacement 4 banger & it weighs just over 3000lbs

Damn, and I thought I was low at 22.3 mpg. And I do mostly city with a lead foot.

Got me a 10mpg EvO in the garage as well. This middle-aged guy knows how to put his foot into it LOL

HA! You young guys don't know what bad gas mileage is. 10mpg is great gas mileage compared to the 68' Camaro S/S I used to own in 1971. Your Evo is more than 3x the gas mileage of my Camaro.
It had a Custom blueprinted 427 Big Block 'rat' Corvette engine. Too many modifications to list. Over 550+WHP.

This Street/Strip car got 3mpg! The only car I ever own that you can watch the fuel gauge go down as you drive. I had to get rid of it because it was too expensive to maintain.
Gas was 28¢ a gallon in 1971. People really got incensed when it went up to 32¢ a gallon!

Great to have some old school hot rod guys around. Years ago, almost bought a 1970 Chevelle, but realized that it would require serious body / frame work. Wanted to do a 502 crate motor, built trans & rear end.

The EvO was a much better choice as Im a road racer at heart and the 2006 EVO did not need any restoration.

I believe that every Scion has an 'average mpg' readout on the dash, too.
