MPG Only Around Town

MPG Only Around Town
I have read through all the threads relating to higher MPG, and I wanna know what everybody gets who drives totally (or mainly) around town.
I live in a college town (stop and go), make ONLY short trips and just can't handle hearing these fantastic numbers while I get a measly 28 (sob). It is still an improvement on my previous ride- '86 Mercury Sable Wagon (9-10).
K&N filter, desnorking tomorrowish, stock wheels/tires, ~6500 miles on the box. Working on driving exceptionally conservatively (80% successful).
SO... if you only hop around town, what kind of MPG are YOU getting?

28?? I wish!! I get about 22-24mpg around town.. '06 Auto, with A/C all the time here in FL.. of course i work about 1/2 a mile from wher ei live, so it barely gets warmed up before I get there.. (i know, i know, "just walk!")
this will change soon though, moving to Orlando in about a week..

I get 26-27 around town, 3.5 miles one way to work, various short hops added in, occasional freeway driving. Worse in cold weather with warmups, trafficjam morons, winter blend gas...
The snarly TRD axleback inspires spirited driving, somehow...
Much better than my previous turbo/intercooled volvo wagon, where I'd quit paying attention because mileage was so dismal... on premium gas. The old girl would really, really run, however- something I miss on occasion with the displacement challenged box...

Does anyone have any insight on mileage gains after break-in? I am kinda hoping that helps out, but maybe I am dreaming.
De- snorking tomorrow, so the jury is still out on what is possible.

Getting about the same as g0nk, under similar conditions. 06 auto, ac. Most of my trips are only a couple of miles here and there, with lots of traffic lights. I got horrifying mpg on the tank before this current one, I think partly due to letting my sister drive it one day--she was pretty heavy on the accelerator and I didn't understand why until I drove her car. I'm hoping to do better on this tank.
Just wanted to add:
I just checked the odometer this morning and found that I'm only at 1600 miles or so. Maybe mpg will get better as the car gets more broken in?

Here's my mileage and driving conditions for almost all the tanks for the past 14,000 miles:

Last summer and again this summer, driving under mixed conditions has resulted in 35 mpg.
Driving is mostly short trips around suburbs for classes, shopping, etc. with an occasional trip downtown. I do not have a daily commute. I avoid fast starts, shift early and often, keeping the rpms and speed down, and drive using light throttle with the slower traffic on the road, to minimize constant little accelerations and braking (jockeying). There are no modifications to the engine. The car has not been back to the dealer since I got it.
