Now for a little advice....I do hope that your mortgage is a "fixed rate".

Do an amortization schedule on your mortgage,(if you need to learn how , just go see a loan officer at your bank, even if they arn't holding your mortgage) by putting some extra toward the principal every month(for instance..take 12 months principle only for the 1st year,add that amount to your mortgage payment EVERY month...

If you do this at the git go regardless of your interest rate . you may be able to pay the place off in 7 or 8 years(on a fixed rate 30 year mortgage)

The first 5 years are the most critical to achieve the greatest savings of interest and paying it off the soonest ..

Also sooner or later some girl is gonna try to git you married, make damn sure that you have a pre-nuptial protecting your investments in the event of divorce.This has nothing to do with love, just sound protection of keeping what you have before the event ,in case it doesn't work out and end in divorce.

Haha party is soon, but my mortgage is a fixed rate. Locked in interest at 5.5%! I knew the previous owners so we got the best deal possible

^ GREAT advice, especially if you're doing this well this young.

You're going to meet a girl and want to share everything with her, which is great till she decides (or you decide) to split up. Then she's going to turn rouge status and want at LEAST half of everything you've earned.

She won't like it but who cares about a prenup if you stay married, my opinion.


I've had my girlfriend for a good while and plan to have her for the rest of my days but I will certainly have a prenup agreement in place. Come in with whats yours, leave with whats yours.

^Happened to my boyfriends parents. They just divorced after 22 yrs & now they have to split everything 50/50.

ha yeah. texas isnt bad! the same house in texas that sits on 2 acres will sell for over 1 mill in seattle...and have no land!

Crappy... my parents have been "separated" for a long time now. They still talk but say divorce is too expensive, haha

No, the wording is come in with what is yours & leave with what is yours or the subsequent replacement irregardless of current cost or value.

Also... whom ever files for divorce or legal separation is responsible for any and all costs & fees for BOTH PARTIES OF the DISSOLUTION.. that stops a lot of silly bullcrap.
