Be very careful with touching any of the ex-tenant's belongings they left in the yard. You do NOT want them to come after you saying that you moved their stuff out of the house or out on the street, because it could get really, really ugly.

DOCUMENT EVERYTHING, and remember that you usually have to hold their stuff 30 days before you can discard or destroy it.

Whoops, I just checkd the state's Landlord-Tennant Act and not only do you have to hole their abandoned property in safe storage for a minimum of 45 days before you can get rid of it (assuming the total value is over $50, and it probably is), you have to notify them by mail, etc.

If they did not leave a forwarding address with the landlord the landlord must mail the notice that their abandoned belongings will be sold in 45 days to their last known address so the post office can forward the letter to a new address if they have it.

(If it just ends up coming to the landlord's property, SAVE THE MAIL without opening as proof that the notice requirement was attempted.)

well worst news of all jus came there dog died of parvo in the house so now we have 2 replace ALLLLLL the flooring and bleech the sub flooring this just turnd into a 3000 job so beer party is def. on hold

was just reading about what that is...I hope the Tenants die of that for letting their dog go through that...makes me question what "humans are more civilized than animals" really means sometimes...

Yeah, animals just do what they do, people do it on purpose.

Sounds like you have a real job on your hands, there.

So long as you are doing that much of a tear-out, make SURE you get ALL the mold, too.

(Means you will probably have to treat outside, too?)

ya this lady im so tempted on reporting her to cps i have pictures of how bad the house is/was... i had 5 fam. members workin all day sat/sun its amazing how cleanin a house gets rid of funny smells haha she didnt clean the year she was there... my dad jus gave me 3000$ so the hole 1800sqft wil be new wood floors... easy to clean up after people who spill on them haha

I love wood floors (especially with the newer coatings) and if one feels they need a softer covering in some areas, area rugs work great.

thanks for the info on renter laws.. shes completly moved minus the 12ft trailor of trash i collectd from inside. one dump run and shes gone 4 good YAYYYYYYYYYYYY

Humans are nasty creatures.......but to keep a persons home in that stature is just mental illness,turn her into the health department and CPS.......

If a dog cannot live in the filth imagine a child.......in fact a dog is more imune to illness and disease than a human........

This statement is ironic that you said you hope the tenants die and then call them uncivilized. Which is in fact uncivilized to say.

Sorry, had to point that out. I could care less either way. Don't hate me

Anyways, tenants like that are the reason why I wont be buying property to rent out. In most cases it's a headache and the state's laws are unfair to both tenant and landlord.
